Price per acre is a sale price divided by acreage. State averages from the USDA land value survey give a starting point, but one parcel can sell far above or below them. State averages mix prime cropland with remote rangeland. Your county can sit far from the state number.

Small parcels sell for more per acre than large tracts. A one acre lot and a 100 acre farm in the same county have very different per acre prices.

Land near towns and highways carries development value that farm surveys do not capture.

Access, flood zone, wetlands and slope cut the usable share of a parcel and its price.

What is the average price per acre of land in the US?
USDA publishes a national average for farm real estate, cropland and pasture each year in its land values survey. The table above shows the latest published values with the release date. Land in and near towns is not part of that survey and usually costs far more per acre.
How do I find the price per acre near me?
Enter the address or drop a pin on a parcel near you. LandPricer returns the median price per acre of comparable sales in the area. To compare by zip code, use price per acre by zip code.
Why does price per acre go down as acreage goes up?
Fewer buyers can afford a large tract, and a large tract usually has more land that cannot be built on. Buyers pay a premium per acre for small, ready to use parcels.
