Answers to the questions land investors, brokers, developers and lenders ask most about LandPricer: the data, the accuracy of the estimates, states without public sale prices, the max offer, plans and billing, and what happens to your data.

Data and accuracy

Where does LandPricer get its data?

From county parcel and sale records, licensed parcel and sales data, federal flood, wetland, elevation and soil layers, open road network data and USDA land value surveys. Every comp and every layer on a result shows its source.

How accurate are the valuations?

Each estimate shows a range and a confidence label. High means at least 8 comparable sales within 10 miles and a range within 20 percent either way. Medium means 4 to 7 comps or a range within 35 percent. Low means the data is thin. The label tells you how much weight to put on the number.

Why is my estimate different from the tax assessed value?

Assessed values follow county rules and schedules and often sit far below market value. LandPricer estimates market value from recorded sales and shows the assessed value only as a fact about the parcel.

What happens in states that do not publish sale prices?

In Alaska, Idaho, Kansas, Louisiana, Mississippi, Montana, New Mexico, North Dakota, South Dakota, Texas, Utah, Wyoming and parts of Missouri, LandPricer uses neighboring county comps adjusted by USDA county land data, an assessment implied value and a USDA rural floor. Confidence is capped at Medium and the method is named.

Do you use listing prices?

No. Only recorded sales are used as comps. Asking prices are what sellers hope for, not what buyers paid.

Does LandPricer replace an appraisal?

No. It is a valuation and deal analysis tool for buyers. When a lender, a court or a tax filing needs a formal opinion of value, hire a licensed appraiser.

Does it value buildings?

No. LandPricer values land. Sales with houses or commercial buildings are left out of the comps.

Using LandPricer

How do I price a parcel?

Enter the APN with its state and county, the street address, or drop a pin and draw the boundary on the map, then press Price this land.

What can I see without an account?

Up to 3 valuations with the value, the range, the confidence, the price per acre, the map and the first comps.

What does my account add?

5 more valuations with up to 5 comps each, the Deal Calculator with your max offer, and 1 PDF report with a watermark, once. After that, a plan keeps you pricing.

How is the max offer calculated?

From the retail value, the Deal Calculator subtracts selling costs, closing costs, holding costs and your target profit for the strategy you choose: wholesale, flip, seller financing, build or hold. Every input can be changed.

Can I upload a list of parcels?

Yes. Bulk pricing accepts a CSV of APNs or a county export, from the Pro plan up, and returns value, max offer, confidence and score per row.

Can my team work together?

Yes. Pro includes 2 seats, Acquisition 10, Scale 25 and Enterprise 100, with roles from Acquisition up.

Plans and billing

How much does LandPricer cost?

Investor is 79 USD a month, Pro 199 USD, Acquisition 499 USD, Scale 1,499 USD and Enterprise 4,999 USD. Billed yearly, every plan costs half. See all plans.

Is there a contract?

No. Plans renew monthly or yearly until you cancel from your account.

Can I cancel anytime?

Yes. You keep access until the end of the period you paid for.

Are there per record fees?

No. Valuations, bulk rows, owner records and API calls are monthly limits inside your plan.

Do I get an invoice?

Yes. Every payment has an invoice you can download from your account.

Privacy

Do you sell or share my parcel lists?

No. Uploaded lists, offers and CRM data stay private to your account. We never sell or share them.

How do I delete my data?

From the account settings you can delete single lists or the whole account.
