Land value terms in plain words
Market value is the price a parcel would most likely sell for between a willing buyer and a willing seller, neither under pressure, with the parcel on the market for a normal time.
Price per acre is the sale price divided by the acreage. It lets you compare parcels of different sizes, but larger tracts usually sell for less per acre.
A comp, or comparable sale, is a recorded sale of a similar parcel near the one you are pricing.
The confidence range shows where most adjusted comps fall. A narrow range means the comps agree with each other.
How LandPricer calculates the estimate

Resolve the parcel from the APN, the geocoded address or the map pin, and read its acreage, land use and assessed value.

Search recorded vacant and agricultural land sales within 5 miles, widening up to 30 miles, same county first.

Keep sales from the last 24 months, or 36 when sales are thin, and parcels between a third and three times the size.

Adjust every sale for time, size, road access, flood zone, wetlands share and utilities.

Take the weighted median of adjusted price per acre, weighting similar and recent sales more, and multiply by acreage.

Set the range from the 20th to the 80th percentile of the adjusted comps and label confidence from the number of comps and the spread.
When a land value estimator is the right tool
Use it to screen parcels before you make an offer, to price a mailing list, to check an asking price, or to set a list price you can defend with comps. Land value estimator questions
How accurate is a land value estimator?
Accuracy depends on how many similar sales were recorded nearby. LandPricer shows a range and a confidence label for every parcel, so you can see when the comps agree and when they do not. A Low label means the data is thin and the result says what is missing.
Can I estimate land value by address?
Yes. Type the street address and LandPricer matches it to the parcel. Rural parcels often have no street address, so you can also enter the APN or drop a pin on the map.
Does the estimator work in every state?
It works for parcels anywhere in the United States. In states that do not publish sale prices, the estimate uses neighboring county comps, assessment data and USDA county land data, and confidence is capped at Medium.
What does the estimator not see?
Things that are not in public or licensed records: a recent survey, unrecorded easements, perc test results, private agreements on access. Check these before you buy.
