AcreValue Pro plans at a glance
The table collects what AcreValue lists on its checkout page and what independent comparison pages recorded in 2026. AcreValue has renamed its tiers several times (Basic, Plus and Premium in older help articles), so check the checkout page before you buy.
| Plan | Price | What you get | Commitment |
|---|---|---|---|
| Basic | No charge | 3 Property Snapshots a month, PDF reports, browsing sales | None |
| Enthusiast | 15 USD a month | 20 Property Snapshots a month, more map layers, saved and annotated parcels | 12 months, billed monthly |
| Commercial | 149 USD a month per subscribed state | Sales comp database for the subscribed state, unlimited Property Snapshots, advanced filters | 12 months, billed monthly |
| Enterprise | Quoted by sales | Nationwide access, several users, extra infrastructure layers | Custom contract |
Two details matter more than the headline price. The commitment is a year even on the 15 USD plan, and the comp database is unlocked one state at a time. An investor or broker who works across state lines buys Commercial once per state or moves to Enterprise.
What AcreValue costs per year and per state
Here is our arithmetic on the listed prices, before any promotion. AcreValue has run discounts in the past, such as a Cyber Monday 2024 offer on the old Plus plan, so a current deal may lower these numbers.
| Setup | Monthly | Yearly | Comps coverage |
|---|---|---|---|
| Enthusiast | 15 USD | 180 USD | No comp database |
| Commercial, 1 state | 149 USD | 1,788 USD | 1 state |
| Commercial, 3 states | 447 USD | 5,364 USD | 3 states |
| Commercial, 5 states | 745 USD | 8,940 USD | 5 states |
| Enterprise | Quote | Quote | Nationwide |
For context, a 2019 Farm Progress article put the old Premium tier at 600 USD per state per year. Per state pricing has been part of the model for years, and today's Commercial plan costs about three times that per state.
What AcreValue Pro is good at
AcreValue was built for farmland, and the paid plans show it. You get soil productivity indices such as CSR2, PI and NCCPI, crop history by field, parcel ownership and a sales database that reaches back to 2014. Comparison pages put the database at about 2.6 million sale records and more than 40 million agricultural parcels in the lower 48 states. Farm managers, ag appraisers and farmers checking a neighbor's sale get real value from that depth.
The estimated value is narrower than many buyers expect. AcreValue publishes its estimate in 17 states and only on fields with tillable acres, and its own FAQ calls the number one data point, not an appraisal. A 2016 DTN report described an appraiser's test on 35 cropland farms where the estimates ranged from 12 percent below to 56 percent above appraised values, with the biggest misses on lower quality ground.
Is AcreValue Pro worth it for land investors?
It depends on the land you buy. If you buy row crop ground in one or two Corn Belt states, Commercial at 149 USD a month gives you soils, crop history and sales on every field, and that is fair value.
If you buy rural acreage the way most land investors do, the math changes. Timber, pasture, recreational tracts, desert lots and small rural parcels usually have no AcreValue estimate, mailing lists span several states, and AcreValue has no offer calculator or list pricing. You end up paying per state for a comp database and still pricing each parcel in a spreadsheet.
That is the gap LandPricer fills. Enter an APN or upload a county list and each parcel comes back with a market value from adjusted land comps, a 20th to 80th percentile range, a High, Medium or Low confidence label and a max offer for your exit. One plan covers every state. Our AcreValue alternative page compares the two feature by feature.
AcreValue pricing vs other land data tools
| Tool | Entry price | Best at | Value on a parcel |
|---|---|---|---|
| AcreValue | Enthusiast 15 USD a month, Commercial 149 USD a month per state, 12 month commitment | Farmland soils, crop history, ag sales | Estimate in 17 states, tillable fields only |
| LandGlide | 9.99 USD per user a month | Parcel lines and owners on a phone | No, assessed value only |
| Land ID | From 7 USD per user a month billed yearly | Land maps and listing presentations | Comps reports on Pro tiers |
| Regrid | Pro 10 USD a month or 100 USD a year | Parcel boundaries and parcel data API | No |
| Land Portal | Starter 59 USD a month | Land investor lists, mapping and AI reports | AI reports from the Advanced plan up |
| LandPricer | 39 USD a month billed yearly, 79 USD monthly | Land value, comps, confidence and offers for any parcel | Yes, every APN and every CSV row |
If you are buying a whole operating farm with equipment and contracts rather than bare land, the land value is only part of the price, and it helps to value the farm business itself separately before you make an offer.
A cheaper stack for pricing rural land
For an investor who mails rural landowners in several states, a lean setup is a low cost parcel map for boundaries plus a valuation tool for the price. LandPricer Investor is 39 USD a month billed yearly (468 USD a year) for 100 valuations with 15 comps each in any state. Pro is 99 USD a month billed yearly (1,188 USD a year) with 1,000 valuations, 5,000 bulk pricing rows and 250 owner records a month. Monthly billing is twice the yearly rate and cancels anytime, with no 12 month lock in.
Three states on AcreValue Commercial cost 5,364 USD a year for comps access alone. LandPricer Pro prices the same lists in all three states, with offers, for 1,188 USD. See the pricing page for every plan.
AcreValue Pro pricing questions
How much does AcreValue Pro cost?
AcreValue's paid plans start with Enthusiast at 15 USD a month and Commercial at 149 USD a month per subscribed state, each on a 12 month commitment billed monthly. Commercial adds the sales comp database and unlimited Property Snapshots. Enterprise, which covers the whole country for several users, is priced by quote.
Is AcreValue free?
AcreValue has a free Basic account that includes 3 Property Snapshots a month, PDF reports and sales browsing. Comps search, more snapshots and advanced filters need a paid plan. There is no free trial of the paid plans listed on comparison pages, so the free tier is the way to test the map.
What is included in AcreValue Commercial?
AcreValue Commercial includes the sales comp database for each state you subscribe to, unlimited Property Snapshots and advanced search filters, on top of parcel ownership, soils and crop layers. It costs 149 USD a month per state with a 12 month commitment, so nationwide comps require the Enterprise plan.
Can I cancel AcreValue anytime?
The Enthusiast and Commercial plans are sold on a 12 month commitment billed monthly, so you agree to a year of payments when you subscribe. Read the checkout terms for the renewal date and set a reminder a month before it if you plan to switch tools.
Does AcreValue have an API?
Comparison pages in 2026 list an API for AcreValue as coming on the Enterprise plan, with no public price. If you need land values by API today, LandPricer offers valuation, comps and bulk endpoints on its Scale plan at 749 USD a month billed yearly.
What is a cheaper alternative to AcreValue Commercial?
For pricing land rather than studying crop ground, LandPricer Investor at 39 USD a month billed yearly covers every state with adjusted comps, a confidence label and an offer. For parcel lines and owners only, LandGlide costs 9.99 USD a month and Regrid Pro 10 USD a month.
