The land value formula

Land value = acreage x adjusted price per acre

Adjusted price per acre = sale price per acre of a comp x time adjustment x size adjustment x access, flood and wetlands adjustments

Estimate = weighted median of the adjusted prices per acre of all comps x acreage

Range = 20th to 80th percentile of the adjusted prices per acre x acreage

Say you price a 12 acre parcel and find three recorded sales nearby. The arithmetic below shows how each step changes the number.

Land value calculator questions

Can I calculate land value per acre myself?

Yes. Divide recent sale prices of similar parcels by their acreage, adjust for size and time, and multiply the median by your acreage. The calculator does the same steps with more comps and shows each one.

Why not use the county assessed value?

Assessed values follow each county's own rules and schedules. Many sit well below market value. Use them as a fact about the parcel, not as its price.

Does the calculator include buildings?

No. It values the land. Sales of parcels with houses or barns are left out of the comps, so the price of improvements does not leak into the land value.
