How due diligence feeds the LandPricer Score
The LandPricer Score from 0 to 100 combines seven components: Value, Liquidity, Access, Development, Environment, Utilities and Market. Due diligence findings drive the Access, Environment, Utilities and Development parts. A parcel priced well below market can still score Watch or Pass if it has no access and sits mostly in a flood zone, which is exactly the parcel you want to catch early.

What a desktop due diligence report does not replace
The report is a desktop screen built from public and licensed data. It does not replace a title search, a boundary survey, a wetland delineation, a perc test or a call to the county about zoning and permits. Use it to decide which parcels deserve that spending, and to ask sellers the right questions before you commit money.

What should land due diligence include?
At minimum ownership, legal access, flood zone, wetlands, slope, soil, utilities, zoning and comparable sales. The LandPricer report covers all of these where data exists and says clearly when a field is not available.
Does the report tell me if a parcel is landlocked?
It flags parcels without visible road frontage or recorded access in the parcel data. Confirm legal access with a title company or attorney, because easements are not always visible in parcel records.

Is the report available in non-disclosure states?
Yes. The physical checks work everywhere. Only the valuation part changes method in non-disclosure states, with confidence capped at Medium.
