How LandPricer works for bulk pricing

  • Upload your file. Map the APN, county and state columns once, and LandPricer remembers the mapping for the next export from the same source.
  • Pick the strategy and its assumptions: offer percentage of market value, closing costs, holding period and target margin.
  • LandPricer matches each row to a parcel and pulls comparable vacant and agricultural land sales within an expanding radius, same county first, from the last 24 months (36 when sales are thin).
  • Each comp is adjusted for time, size, access, flood, wetlands share and utilities. The estimate is the weighted median adjusted price per acre times the acreage, and the range runs from the weighted 20th to the 80th percentile.
  • You get the priced file on screen, sorted by score, and send the rows you want to the Acquisition CRM or export them.

Pricing land lists by confidence, not by guesswork

Blind offers at a flat percentage of assessed value either overpay in hot counties or insult sellers where land is worth more than the tax roll says. Pricing every row from adjusted comps puts each letter on real market evidence. The confidence column tells you where to trust the number and where to spend ten minutes checking comps before an offer goes out.

In non-disclosure states such as Texas, Utah or Wyoming, sale prices are not public. There LandPricer combines comps from neighboring disclosure counties adjusted by the ratio of USDA county land data, an assessment implied value and the USDA cropland or pasture value per acre as a rural floor. Confidence is capped at Medium, the range is wider and the method is named on the row, so you know exactly what you are looking at.

Bulk land pricing questions

What file format does bulk land pricing accept?

A CSV file with one parcel per row. The minimum is an APN with its county and state. County exports with owner, acreage and mailing address columns work as they are, and the extra columns stay in the exported file.

How is the max offer calculated for each row?

The max offer starts from the market value estimate and applies the strategy you pick: your offer percentage, closing and holding costs and the margin you need. The same settings apply to every row, and you can rerun the file with different settings.

What happens to parcels with few comparable sales?

They still get a value, with a wider range and a Low or Medium confidence label. Sort by confidence to review those rows by hand before you send offers.

Is my uploaded list shared with anyone?

No. Uploaded lists stay private to your account and are never sold or shared with other users.

Can I try bulk pricing before subscribing?

Anyone can run 3 single valuations without an account to see the method and the output. Bulk uploads are part of the Pro plan and above.
