PropStream alternative for vacant land and land investors
LandPricer is a PropStream alternative for investors who buy vacant land rather than houses. PropStream is a strong nationwide data tool for building lists, pulling owner data and skip tracing, but its values and comps are built around homes. LandPricer prices acreage from adjusted recorded land sales and gives every parcel a confidence range and a max offer for your exit, one APN at a time or a whole county list.
Test it on a parcel you already priced. 3 valuations without an account, no card.

Who should switch from PropStream and who should keep it
Keep PropStream if most of your deals are houses, you wholesale or flip homes, or you mainly need lists, owner data and skip tracing at volume. Its Essentials plan includes 25,000 saves and exports a month, which is hard to beat for list building.
Add or switch to LandPricer if your deals are vacant lots and rural acreage. A house focused estimate does not account for road access, flood zones, wetlands, slope or missing utilities, and those are the things that decide what a piece of land is worth. LandPricer adjusts each land comp for them, labels thin markets as Low confidence and turns the value into a max offer.
Many land investors run both: PropStream to build and skip trace the list, LandPricer to put a defensible price on every row before the mail goes out.

Where PropStream wins: far more property types, MLS data, much larger export allowances and a long track record. Where LandPricer wins: land specific comps with visible adjustments, a confidence label you can sort by and offers worked back from your exit.
Why land investors look for a PropStream alternative
-
01
Estimated values for vacant parcels that swing wildly from one lot to the next, with no way to see which sales drove the number
-
02
Comps that mix land with improved lots, or pull sales from miles away without saying so
-
03
No adjustment for landlocked parcels, flood hazard areas or wetlands, which can cut a land value in half
-
04
Offer math that lives in a separate spreadsheet next to the export
-
05
Paying for features built for house wholesalers (MLS listings, mortgage and equity filters) that a land list rarely uses
LandPricer keeps the land value, the reasons behind it and the offer on one parcel record.
How to price a PropStream list in LandPricer
-
01
Build your vacant land list in PropStream or any county source and export it as CSV with APN, state and county columns.
-
02
Upload the file to bulk land pricing. Each row returns market value, range, confidence, price per acre, LandPricer Score and a max offer for the strategy you pick.
-
03
Sort by confidence. Mail the High and Medium rows as priced, and open the Low rows to read the comps first.
-
04
When a seller calls, open the parcel, check the due diligence flags and confirm the number in the Deal Calculator.
-
05
Export the priced list as CSV or XLSX for your mail house, with the owner columns from your original file kept in place.
What a house style estimate does to a land offer
Take a 10 acre rural parcel where a general property tool shows an estimated value of 60,000 USD, based on a mix of nearby sales that includes two lots with homes on them.
Pulled from vacant land sales only, the same parcel lands near 42,000 USD. Then the adjustments kick in. It has no recorded road frontage and a quarter of it sits in a flood hazard area, so the adjusted value drops to about 31,000 USD, labeled Low confidence because there are only four usable sales in the county in two years.
A 30 percent offer on the first number is 18,000 USD, which is 58 percent of the realistic value and leaves almost no room for a resale margin. On the adjusted number, the Deal Calculator gives a max offer near 9,500 USD for a cash flip with 2,000 USD of costs, and tells you to confirm access before the letter goes out. Run your own inputs in the land flipping calculator.

PropStream alternative questions
What is the best PropStream alternative for land investors?
For vacant land, the best PropStream alternative is a tool that values land from land sales. LandPricer prices single parcels and whole lists with adjusted land comps, a confidence range and a max offer. Land Portal, Land ID and PRYCD are other land focused options. PropStream itself remains useful for building lists and skip tracing.
Does PropStream work for vacant land?
PropStream does include vacant land in its search filters and lead lists, so you can build a land list with it. Its values and comps are aimed mainly at improved residential property, so many land investors price the exported list in a land specific tool before they mail offers.
How much does PropStream cost per month?
PropStream publishes its Essentials plan at 99 USD per month, or 972 USD per year, which is about 81 USD per month. It includes 25,000 saves and exports a month, and skip tracing starts at 0.12 USD per contact. Higher Pro and Elite plans add team seats and exports. A 7 day trial is offered.
Can I upload a PropStream export to LandPricer?
Yes. Export the list as CSV with the APN, state and county, and upload it to bulk land pricing. Every row gets a value, range, confidence, score and max offer, and the extra columns from your export, such as owner name and mailing address, stay in the file.
Is LandPricer cheaper than PropStream?
The Investor plan costs less than PropStream Essentials, but it prices parcels one at a time. Bulk list pricing starts on the Pro plan at 99 USD per month billed yearly or 199 USD billed monthly. If you need 25,000 exports a month of every property type, PropStream gives you more data per dollar.
Does LandPricer work in non-disclosure states like Texas?
Yes. Where sale prices are not public, it uses comps from neighboring disclosure counties adjusted with USDA county land data, an assessment implied value and a USDA rural floor. Confidence is capped at Medium and the method is named under the number, see land comps in non-disclosure states.
