PropStream pricing per month for Essentials, Pro and Elite

PropStream pricing has three plans. Essentials costs 99 USD a month, or 81 USD a month billed yearly (972 USD a year). Pro costs 199 USD a month, or 165 USD billed yearly (1,980 USD a year). Elite costs 699 USD a month, or 583 USD billed yearly (6,996 USD a year). All three start with a 7 day trial that includes 50 free leads. Skip tracing, extra team members and mail are add ons.

PropStream plans and prices

The numbers below come from propstream.com/pricing as we read it in October 2026. The page shows the yearly price as a monthly rate, so we multiplied it out. Check the page before you buy, because PropStream changes bonuses and limited time mail pricing often.

Land investor budgeting a mail campaign at a desk with a parcel list and a stack of letters
Plan Billed monthly Billed yearly Cost of a year Saves and exports a month Team members
Essentials 99 USD 81 USD a month 1,188 USD monthly, 972 USD yearly 25,000 1, add more up to 5
Pro 199 USD 165 USD a month 2,388 USD monthly, 1,980 USD yearly 50,000 2 included, up to 5
Elite 699 USD 583 USD a month 8,388 USD monthly, 6,996 USD yearly 100,000 9 included

Essentials comes with a one time 100 USD marketing credit. Pro and Elite come with 150 USD. The pricing page does not list an API on any plan. Custom plans are quoted by the sales team.

The add ons that change the real PropStream cost

The plan price is not the whole bill for someone who mails sellers. These add ons are listed on the same page:

  • Skip tracing: 12 cents per contact on Essentials, 10 cents on Pro and Elite. Pro and Elite include an allowance of free skip tracing before that rate starts.
  • Extra team members: 30 USD a month each.
  • Direct mail: postcards from 57 cents, letters 85 cents, on limited time pricing.
  • Email: 2 cents per email.
  • Deeds and mortgage documents: 5 USD each.
  • PropStream Connect, the lead automation bundle: from 30 USD a month. Essentials needs it as an add on, Pro and Elite include a property allowance.
  • Investor Outreach: 70 USD a month, and it requires Connect.

The page itself contradicts itself in a few places, for example the Elite automation allowance and the yearly Investor Outreach price. Ask support to confirm the figure in writing before a team signs.

What PropStream costs a land investor in the first year

Take one investor on Pro billed yearly who skip traces 6,000 owners over the year at the 10 cent add on rate and prints 12,000 letters through PropStream at 85 cents.

Line First year cost
PropStream Pro, billed yearly 1,980 USD
Skip tracing, 6,000 contacts at 10 cents, before any free allowance up to 600 USD
12,000 letters at 85 cents 10,200 USD
Total about 12,780 USD

The subscription is about 15 percent of that budget. Mail is the biggest line. A bad number printed on a letter either leaves money on the table or gets ignored, and that is where a pricing tool earns its fee.

What PropStream does not price for you on vacant land

PropStream is a nationwide property data platform. Its estimates and comps are built mostly around houses, and the pricing page does not list a value, a range and a confidence label for each vacant parcel on an uploaded list. Many land buyers pull the list in PropStream and then price the parcels by hand in a spreadsheet.

That is the step LandPricer covers. Export the rows with APN, county and state, upload the file to bulk land pricing, and every row comes back with a market value from adjusted land sales, a 20th to 80th percentile range, a High, Medium or Low confidence label and a max offer for a cash flip, a wholesale or seller financing. Rows with Low confidence are flagged before the letters print. The side by side is on our PropStream alternative page.

Once the offers go out, schedule follow-up texts and emails to the sellers who do not answer the first letter, so the second touch happens on time.

PropStream pricing compared with other land tools

Entry prices from each vendor's public pricing page at the time of writing. These tools do different jobs, so the cheapest line is not always the cheapest stack.

Tool Entry paid plan Professional plan Main job Value with confidence per parcel
PropStream Essentials 81 USD a month billed yearly Pro 165 USD a month billed yearly Nationwide lists, owner data, skip tracing Home focused estimates
Land Portal Starter 59 USD a month Pro from 199 USD a month Land leads, maps, skip tracing Not listed
Pebble Growth 229 USD a month billed yearly Team 429 USD a month billed yearly Land CRM and mail Not listed
PRYCD Bronze 24.99 USD a month Gold 499 USD a year Land comps and list pricing Estimate and offer, confidence not listed
LandPricer Investor 39 USD a month billed yearly Pro 99 USD a month billed yearly Valuation, adjusted comps, list pricing, offers Yes, High, Medium or Low on every value

A common stack is PropStream Essentials for the list and skip tracing, plus LandPricer Pro for pricing. That is 81 plus 99, about 180 USD a month billed yearly, and every row carries an offer. Our Land Portal pricing and Pebble REI pricing posts have the numbers for those tools.

Which PropStream plan fits which buyer

  • A land investor testing one county: Essentials, billed yearly, and a LandPricer plan for the price on each parcel.
  • A buyer who skip traces thousands of owners a month: Pro, because of the lower per contact rate and the included allowance.
  • A team of five to nine people sharing lists and automation: Elite, after a quote check on the add ons.
  • A house flipper or wholesaler: PropStream fits your comps well and you may not need a second tool.
  • A land investor who mails at volume: a pricing tool for the list first. Our land flipping software page shows how the stack fits together.

PropStream pricing questions

How much does PropStream cost per month?

PropStream costs 99 USD a month for Essentials, 199 USD for Pro and 699 USD for Elite when billed monthly. Billed yearly, the same plans are 81, 165 and 583 USD a month, which is 972, 1,980 and 6,996 USD a year. Skip tracing, mail and extra users are add ons.

Does PropStream have a free trial?

Yes. All three plans come with a 7 day free trial that includes 50 free leads. To test land values on your own parcels first, LandPricer gives 3 valuations without an account.

Does PropStream include skip tracing?

Partly. Pro and Elite include an allowance of free skip tracing, then charge 10 cents per contact. Essentials charges 12 cents per contact from the first one. Extra team members cost 30 USD a month each.

Does PropStream have an API?

The PropStream pricing page does not list an API on Essentials, Pro or Elite. Teams that need land values inside their own system can use the LandPricer API, which comes with the Scale plan.

Is PropStream good for vacant land?

PropStream is strong for list building, owner data and skip tracing, and many land investors use it for that. Its estimates and comps lean toward homes, so land buyers usually add a tool that prices acreage from land sales and shows a confidence range.

Is there a cheaper alternative to PropStream for pricing land?

For pricing land, LandPricer Investor costs 39 USD a month billed yearly and Pro costs 99 USD a month billed yearly, with a value, range, confidence label and max offer on every parcel. It does not replace PropStream list building or skip tracing.
