Land investors buy right with LandPricer

Land investors make their money at purchase, so the value and the offer have to be right before the letter goes out. LandPricer prices any parcel from adjusted land comps, sets a max offer for your exit, scores the deal, checks access and flood, and prices whole mailing lists in one upload.

Mail the parcels that score well, and review Low confidence rows by hand first.

Plans for land investors at every volume

Plan Monthly price Yearly price per month Single valuations per month Bulk rows per month
Investor 79 USD 39 USD 100 none
Pro 199 USD 99 USD 1,000 5,000
Acquisition 499 USD 249 USD 3,000 10,000

If you mail every month, Pro is the natural starting point, because bulk pricing and the CRM are where the time savings are. The Investor plan suits buyers who work a handful of leads at a time.

04

Why land investors need comps, not assessed values

Offering a flat fraction of assessed value is fast, but tax rolls lag the market and treat parcels differently from county to county. Adjusted comps show what similar land actually sold for, corrected for size, access, flood and utilities. The confidence label tells you which offers to send as they are and which ones need a second look. In non-disclosure states such as Texas, where prices are not public, LandPricer still prices the parcel with a named alternative method and caps confidence at Medium.

Questions land investors ask

How do land investors value vacant land?

They compare recent sales of similar parcels nearby and adjust for differences in size, access, flood risk and utilities. LandPricer does that automatically for each parcel and shows every comp it used.

What should land investors offer on a parcel?

It depends on the exit. A flip or wholesale offer is often a fraction of market value after costs and margin. The Deal Calculator turns your strategy and numbers into a max offer per parcel.

Can I price a whole mailing list?

Yes. Pro and higher plans include bulk pricing from a CSV, with value, confidence, score and max offer on every row.

Is the yearly plan cheaper?

Yes. Every yearly plan costs half the monthly price.

Can I test LandPricer before paying?

Yes. You get 3 valuations without an account.
