What decides how much your land is worth

Location. Distance to a town, a highway or a growing suburb moves price per acre more than anything else.

Size. Small lots sell for more per acre than large tracts in the same area.

Road access. A parcel with legal frontage on a public road is worth much more than a landlocked one.

Flood zone and wetlands. Land inside a mapped flood hazard area or covered by wetlands is harder to build on and to finance.

Slope and soil. Steep or rocky ground costs more to build on. Soil type matters for farming and septic systems.

Utilities. Power at the road, public water and sewer, or a good spot for a well and septic add value.

Zoning and use. What the county allows on the parcel sets its ceiling.

Recent sales. The more similar parcels sold nearby in the last two years, the more precise the estimate.

Selling your land? Know the number first
An offer from a land buyer is usually below market value, because the buyer pays closing costs, carries the parcel and takes the risk of the resale. Knowing the estimated retail value and the likely investor purchase range helps you judge an offer. LandPricer shows both ranges for every parcel.

Questions landowners ask
Is the land value estimate the same as the tax assessed value?
No. Assessed value is set by the county for property tax and often sits well below market value, in some counties far below. LandPricer shows the assessed value as a fact and estimates market value from recorded sales.
Why is my price per acre lower than a small lot nearby?
Price per acre falls as parcels get larger. A one acre lot near town can sell for many times the per acre price of a 40 acre tract a few miles out. LandPricer adjusts every comp for size before it compares them.
Can I check land worth without an APN?
Yes. Use the street address, or drop a pin on the map and draw the boundary. The acreage is calculated from the boundary you draw.
