Land price calculator for buyers and sellers
A land price calculator answers two questions at once: what the parcel would sell for on the open market, and what a buyer who needs a profit can pay for it. LandPricer estimates the market price from recorded comps and then works back to the purchase price for your strategy, with every cost visible.
Example parcel. The figures show the layout of a result, not a recorded sale.
Market price and purchase price are different numbers
| Number | What it means | Who uses it |
|---|---|---|
| Estimated market value | What the parcel would likely sell for to an end buyer | Sellers, brokers, retail buyers |
| Likely retail range | Where most adjusted comps fall | Anyone setting a list price |
| Likely investor purchase range | What land investors typically pay to leave room for costs and profit | Sellers judging an offer, investors |
| Maximum offer | The most you can pay for your strategy and your costs | Investors and acquisition teams |
How the purchase price is calculated
-
01
Start from the estimated retail value of the parcel.
-
02
Subtract selling costs (commission, marketing, listing fees).
-
03
Subtract closing costs on the purchase and on the resale.
-
04
Subtract holding costs for the months you expect to hold (taxes, insurance, interest).
-
05
Subtract your target profit, or solve for your target return.
-
06
What is left is your maximum offer. Offer below it to leave a margin for surprises.
Land price by strategy
-
01
Wholesale. You assign the contract to another investor, so your max offer leaves room for their profit and your fee.
-
02
Flip. You buy, hold for a few months and resell at retail, so holding and selling costs carry the most weight.
-
03
Seller financing. You resell with a down payment and a note, so the price can be higher than a cash sale and the return comes from interest.
-
04
Build. You value the land by what the finished project supports. Use the residual land value calculator.
-
05
Hold. You buy for appreciation or income and compare the price with the yearly carry cost.
Land price calculator questions
What is a fair price for land?
A fair market price sits inside the range of recent sales of similar parcels nearby, after adjusting for size, time, access and flood. LandPricer shows that range with the comps behind it.
Why do land buyers offer less than market value?
A buyer who resells needs room for closing, holding and selling costs and a profit. That is why offers from investors often sit well under retail value. The calculator shows both numbers so the gap is clear.
Can I set my own costs?
Yes. Every cost and the profit target in the Deal Calculator are editable, and the max offer updates as you type.
