Land Portal alternative for land comps and offer pricing
LandPricer is a Land Portal alternative for land investors whose bottleneck is the offer price, not the lead list. Enter an APN or upload an exported list and get adjusted land comps, a confidence label and a max offer for every parcel, with no per lead fee.
Example parcel. The figures show the layout of a result, not a recorded sale.
Keep Land Portal for leads and maps, use LandPricer for the number on the offer
Land Portal is a research and lead platform for land investors. It maps parcels and owners, filters out landlocked, flood zone and wetland lots, sells leads from 0.06 to 0.08 USD each and adds nationwide MLS data and AI reports from the Advanced plan up. For choosing a county and pulling a mailing list it is one of the strongest tools on the market.
What it does not publish is a pricing model. Its plan page lists AI comp reports and market research, but no value with a range per parcel, no confidence label and no offer calculated per row of a list. Most users still export the list and decide the offer in a spreadsheet, often as one flat percentage of a county average.
LandPricer does that one step. It finds recorded vacant land sales near each parcel, adjusts every comp for size, time, access, flood zone, wetlands, slope and utilities, shows each adjustment and labels the value High, Medium or Low confidence. Then it turns the value into a max offer for a cash flip, a wholesale assignment or seller financing.

Where Land Portal wins: lead generation, the land filters, nationwide MLS listings, a mobile app and its training library. Where LandPricer wins: an itemized value on every parcel, a confidence label that tells you which rows to check by hand, offer math per exit strategy and a flat cost per priced row.
Why land investors look for a Land Portal alternative
-
01
The bill grows with every pull, because leads and skip traces are charged on top of the subscription
-
02
AI reports and MLS data start on the 99 USD Advanced plan, not on Starter
-
03
A blind offer still needs a price per parcel, and a flat percentage of a county median overpays on bad lots and insults owners of good ones
-
04
Nothing flags the rows where sales are thin, so weak numbers go out in the mail with the strong ones
-
05
Brokers, lenders and developers need a documented value, not a lead list
None of this makes Land Portal a bad tool. It means the pricing step usually happens somewhere else, and that step decides whether a campaign makes money.
How to price a Land Portal list in LandPricer
-
1
1. Export the list
Pull your leads in Land Portal as usual and export the CSV with APN, county and state columns. Addresses and coordinates work too.
-
2
2. Upload it
Drop the file into bulk land pricing. LandPricer matches every row to its parcel and pulls recorded land sales within 5 miles, widening to 30 miles where sales are thin.
-
3
3. Sort by confidence
Each row comes back with a value, a range, a confidence label and a LandPricer Score. Mail the High rows as they are, check the Medium ones, review or drop the Low ones.
-
4
4. Set the offers
Pick the exit and the margin once. The max offer is filled in on every row, and the priced file goes back to your mail house or CRM.
What changes when every row has its own price
A 3,000 letter campaign at 0.60 to 1.00 USD a letter costs 1,800 to 3,000 USD in print and postage. If a fifth of those offers are far off the market, 360 to 600 USD of mail was wasted before anyone called back, and the too high offers that do get accepted cost far more.
Pricing each row from its own comps fixes both ends. Offers on good parcels come in close enough to get a call, and offers on steep, wet or landlocked lots drop to what the lot can really sell for. On LandPricer Pro, 5,000 bulk rows a month at 99 USD billed yearly works out to about 20 USD per 1,000 priced parcels. See how the method works for blind offer pricing and what goes into each comp on the land comps page.
What a month costs, Land Portal vs LandPricer
Land Portal Advanced is 99 USD a month, or 999 USD billed yearly. Pulling 3,000 leads at 0.06 USD adds 180 USD, and skip tracing those owners at 0.05 USD adds about 150 USD, so a typical month lands near 430 USD. The plan by plan math is in our Land Portal pricing breakdown.
LandPricer Investor is 39 USD a month billed yearly (468 USD a year) for 100 single valuations with 15 comps each. Pro is 99 USD a month billed yearly (1,188 USD a year) with 1,000 valuations, 5,000 bulk rows, 500 monitored parcels and 250 owner records. Monthly billing is twice the yearly rate and cancels anytime. Details are on the pricing page.
Run together, Land Portal Advanced plus LandPricer Pro costs about 530 USD a month for leads, skip tracing and a price on every row. If you already get lists from a county, a title company or another data vendor, LandPricer alone covers the pricing.

Land Portal vs PropStream, which is better for land?
Land Portal is built for vacant land, with filters for landlocked lots, flood zones and wetlands. PropStream covers every property type and is strongest on houses, with list building and skip tracing from 99 USD a month. For land only campaigns Land Portal fits better, and both leave the offer price to you.
Is there a free trial of Land Portal?
Land Portal advertises a 7 day free trial on its subscriptions page, tied to the Starter plan. LandPricer lets you price 3 parcels without an account, so you can test the comps and the offer on a parcel from your own county before you pay for either tool.
Can I use LandPricer with Land Portal?
Yes. The two tools cover different steps. Pull and filter leads in Land Portal, export the CSV, price it in LandPricer and send the priced file to your mail house. LandPricer reads APN with county and state, an address or coordinates, so no reformatting is needed for a standard export.
