Basic fits buyers and landowners doing research, Premium a solo investor sharing a few maps, Pro a land agent with active listings, and Pro Unlimited a busy broker. Basic is a research seat. You can look at parcels but not build and share maps. The jump from Premium to Pro is where most of the money goes, and it buys the features a listing agent uses to sell land: branded tours, embeds, print maps and comps reports.

What Land ID costs per year for a solo user and a team

Land ID prices every plan per user, so the bill grows with headcount. Using only the published yearly prices:

Setup Plan Yearly cost
One researcher Basic, 1 seat 84 USD
Solo investor sharing maps Premium, 1 seat 144 USD
Land agent with comps reports Pro 3 maps, 1 seat 400 USD
Brokerage, 4 agents Pro Unlimited, 4 seats 3,200 USD
Acquisition team, 3 people on Pro Pro 3 maps, 3 seats 1,200 USD

Paying monthly instead raises a single Pro seat from about 400 USD to about 600 USD a year, so the yearly plan is the better deal once you know you will keep the tool. Mailing lists and map-making services are billed on top.

Is Land ID worth the price?

For brokers selling land, usually yes. A good branded map with contours, soils, flood zones and a drone tour helps a listing sell, and 400 to 800 USD a year per agent is small next to one commission. Land ID is one of the best presentation tools in the niche.

For investors buying land, the math is less clear. You pay mostly for maps, tours and print layouts you rarely send, and you still pick and weigh the comps yourself before you have a number. There is no confidence label on the value and no offer worked back from your exit. If your job is setting offers on a county list, the plan you need is a pricing tool, not a mapping tool. We compare both directly on our Land ID alternative page.

What you get with Land ID comps on Pro

Land ID's Pro plans generate comparable sales reports from sold properties near the parcel and lay them out on a map. That is useful when an agent sets a list price and wants a clean exhibit for the seller, and many agents later turn that report into a listing presentation for the seller meeting.

What the report does not do is decide for you. You choose which sales to keep, you adjust for acreage, road access, flood zone and timing, and you judge whether three old sales are enough. LandPricer automates that step. It pulls recorded vacant land sales, applies and shows each adjustment, returns a market value with a range, and labels it High, Medium or Low confidence. See how the selection works on land comps for vacant land.

A common stack, Land ID for the map and LandPricer for the price

Many land pros keep a Land ID seat and add a pricing layer:

  • Research and map the parcel in Land ID, then copy the APN
  • Paste it into LandPricer for market value, range, comps, risk flags and a max offer by exit strategy
  • For a mailing campaign, upload the county CSV to bulk land pricing and price every row at once, 5,000 rows a month on Pro
  • Send the branded Land ID map with the offer or the listing, and keep the LandPricer report in the deal file as your valuation support

On published yearly prices, one Land ID Pro seat plus LandPricer Investor runs about 400 plus 468 USD, under 900 USD a year. Swap in LandPricer Pro at 1,188 USD a year if you price lists. Compare with tools that bundle data and pricing in Land Portal pricing and Regrid pricing.

Land ID pricing questions

How much does Land ID cost?

Land ID costs 7 USD per user per month billed yearly on Basic, 12 USD on Premium, 33.33 USD on Pro with 3 maps or tours and 66.67 USD on Pro Unlimited. Monthly billing is higher, about 15, 20, 49.99 and 79.99 USD per user. Organization plans are quoted by sales, and every plan starts with a 7 day free trial.

Is Land ID free?

No. Land ID offers a 7 day free trial, then the cheapest plan is Basic at 7 USD per user per month billed yearly. Basic is a research seat with parcel boundaries, owner info and 40+ data layers. Creating and sharing maps starts on Premium at 12 USD a month billed yearly.

Which Land ID plan has comps?

Comparable sales reports are included on the Pro plans only: Pro with 3 maps or tours at 33.33 USD per user per month billed yearly, and Pro Unlimited at 66.67 USD. Basic and Premium do not include comps reports. You still select and weigh the sales yourself before you settle on a value.

Does Land ID charge per user?

Yes. Every Land ID plan is priced per user, so a team of four on Pro Unlimited pays four seats, about 3,200 USD a year billed yearly. Brokerages and larger companies can ask Land ID for an Organizations quote, which is set up for many agents under one account.

Is MapRight the same as Land ID?

Yes. MapRight renamed itself Land ID, and the mapping, property tour and print tools carried over under the new name. Older MapRight plans and prices no longer apply. Current pricing is the Basic, Premium, Pro and Pro Unlimited lineup on the Land ID pricing page.

Is there a cheaper alternative to Land ID Pro for comps?

For a land investor who needs a value rather than a branded map, LandPricer Investor is 39 USD a month billed yearly, 468 USD a year, with adjusted land comps, a confidence range and a max offer on every parcel. Land ID Pro is about 400 USD a year and remains stronger for maps and tours.
