DataTree pricing and DataTree cost with the per report price list

DataTree has no public price list on First American's site today, so pricing comes from a sales rep. The last list First American published for land investors had three plans at 47, 97 and 147 USD a month, and every report was billed on top: 2.25 to 3.25 USD for a sales comparable report, 7 to 9 USD for a DataTree AVM, 5 to 7 USD for a document image and 6 to 10 cents per exported record. Recent third-party summaries cite tiers of about 97, 147 and 197 USD a month.

Every plan included unlimited searching of US properties, interactive parcel maps and access to more than 6.5 billion recorded document images. You pay when you open a report or export a record. The higher plan fee buys a lower price per item, which is why the jump from Basic to Premium only pays off once you pull a lot of reports.

What DataTree costs today

First American no longer lists prices on the DataTree product page, and software directories such as Capterra show "contact vendor for pricing" with a free trial. Third-party reviews from 2025 describe three web tiers at about 97, 147 and 197 USD a month, with the two upper tiers advertised as saving up to 30 and 40 percent on reports and leads. Reviewers such as REtipster also describe a 12 month commitment, with the monthly payment buying report credits.

That puts the subscription alone at roughly 1,160 to 2,360 USD a year. The report bill comes on top and depends on what you open. There is also a pay as you go online store for single reports and document images without a subscription, which suits someone who needs one deed, not a mailing list.

What DataTree costs a land investor per year

The plan fee is the small part. What a land investor spends depends on how many parcels need a price. Here is our arithmetic on the published per item prices (Plus tier from the 2021 list, so read it as a floor, not a quote) for a solo investor mailing 3,000 letters a month.

Nobody pulls a comp report on every row, and that is the point. On DataTree the export is cheap and the price is expensive, so most land investors export the list, guess an offer from assessed value or a county average, and only pull comps on the sellers who call back. That is how blind offers end up at 25 percent of a number nobody checked.

Is DataTree pricing good value for vacant land?

DataTree is excellent value for records. Chain of title, recorded deeds, liens and mortgage history on every US county, at a few dollars a document, is cheaper than a courthouse trip or an abstractor. Title officers, lenders and investors doing due diligence on a deal they already have under contract get their money's worth.

It is weak value for pricing raw land. The DataTree AVM is a residential model and costs 7 to 9 USD per property; on a 20 acre wooded tract with no house it often has little to work with. The sales comparable report lists nearby sales, but you still pick the land sales, adjust them for size, access and flood zone, and decide the number yourself. Paying per report for that across a county list does not scale.

A common setup for a lean land business is to keep DataTree on its lowest tier for deeds and title checks, buy owner lists wherever they are cheapest, and price every row in a land valuation tool before printing.
