DealMachine plans and prices at a glance
These are the plans on DealMachine's own pricing page and its current vs classic pricing guide at the time of writing. DealMachine moved from fixed tiers with lead and export limits to per seat plans with data credits, so older reviews quoting 49 USD starter plans no longer apply.
| Plan | Price per month | Data credits | Seats |
|---|---|---|---|
| Basic | 99 USD per seat | 10,000 per seat | Buy as many seats as you need |
| Pro | 149 USD per seat | 20,000 per seat, plus premium filters | Buy as many seats as you need |
| Scale | 599 USD per package | 100,000 per package | 10 workspace seats per package |
DealMachine says every plan includes all features: driving for dollars, list building, skip tracing reveals, the dialer and the mail engine. The difference is how many records you can unlock each month and what you pay per postcard. Plans cancel anytime, and the annual toggle shows a 17 percent saving, which puts Basic at roughly 82 USD and Pro at roughly 124 USD per seat per month if the discount applies evenly. What a DealMachine data credit actually buys
A data credit is spent when you unlock something: revealing an owner's phone or email, enriching a record with owner data, exporting contacts or property records, calling the API, or pulling data in the AI chat. One unique person or property costs one credit, and the same record is not charged twice in the same billing cycle.
Searching, filtering, map browsing, match counts and cost estimates are free. Unused credits do not roll over; the allowance resets each billing period. DealMachine says there are no automatic overage fees: when an action would exceed your balance, the app asks you to upgrade instead.
For a land investor, the practical reading is simple. Basic gives one person up to 10,000 unlocked records a month, which covers a large mail list. Credits are rarely the limit. Postage and the time it takes to price each lead usually are.
DealMachine postcard pricing per piece
Mail is funded from a separate wallet balance, not from data credits. Prices depend on size and plan.
| Postcard size | Basic | Pro |
|---|---|---|
| 4x6 | 0.75 USD | 0.70 USD |
| 6x9 | 0.81 USD | 0.80 USD |
| 6x11 | 0.89 USD | 0.87 USD |
Scale customers mailing high volumes get a custom rate from sales. On a 2,000 piece monthly campaign the Pro discount on 4x6 cards is worth 100 USD a month, twice the 50 USD extra a Pro seat costs over Basic. Pro pays off on mail alone once you send about 1,000 4x6 cards a month.
What DealMachine costs a land investor per month
The subscription is the smaller part of the bill. Here is our arithmetic on the published prices for three common setups, monthly billing, 4x6 postcards.
| Setup | Subscription | Monthly total | Yearly total | |
|---|---|---|---|---|
| Solo investor, 1 Basic seat, 1,000 cards a month | 99 USD | 750 USD | 849 USD | 10,188 USD |
| Solo investor, 1 Pro seat, 2,000 cards a month | 149 USD | 1,400 USD | 1,549 USD | 18,588 USD |
| Team of 3, Pro seats, 5,000 cards a month | 447 USD | 3,500 USD | 3,947 USD | 47,364 USD |
| Team of up to 10, 1 Scale package, 5,000 cards a month | 599 USD | custom rate | from 599 USD plus mail | from 7,188 USD plus mail |
With 1,000 to 5,000 cards going out every month, a bad price on the card is the most expensive mistake in the stack. An offer set at 25 percent of an assessed value that nobody checked either gets ignored by every seller or, worse, gets accepted on a parcel that is worth less than you paid.
Is DealMachine pricing good value for land investors?
DealMachine is good value for outreach. Owner contacts, a mail engine with tracking and a dialer in one app for 99 USD a seat is a fair price, and the per seat model suits a small team better than old fixed tiers did.
It is weaker value for pricing land. DealMachine's comps and value tools look at recent sales near the address, which works on a street of similar houses and breaks on a 15 acre tract with no house, no driveway and one sale in the county last year. You end up exporting the land leads and comping them somewhere else, or mailing offers built on assessed value.
That pricing step is what LandPricer does. Export the DealMachine list as CSV with APN, county and state, upload it to bulk land pricing, and every row comes back with a market value from adjusted vacant land comps, a 20th to 80th percentile range, a High, Medium or Low confidence label and a max offer for your exit. On Pro that is 5,000 rows a month for 99 USD a month billed yearly, about 2 cents a parcel, which is small next to 0.70 USD of postage per card. Our DealMachine alternative for land investors page compares the two side by side.
When the cards land, the phone starts ringing at hours a solo investor cannot always cover, and an AI receptionist that answers every seller call can take the details and book the callback so no motivated owner goes to voicemail.
DealMachine pricing vs other land data tools
| Tool | Entry price | Owner data | Land value on every row |
|---|---|---|---|
| DealMachine | 99 USD per seat per month | 10,000 credits per seat for reveals and exports | Comps oriented to homes |
| Land Portal | 59 USD a month | 0.08 USD a lead on Starter | AI reports, unlimited on Advanced |
| PropStream | 99 USD a month | 25,000 exports a month included | House style estimate |
| Land Insights | 1,500 USD a quarter | 0.05 USD a record | AI comping inside the platform |
| DataTree | No public price | 0.06 to 0.10 USD per exported record (2021 list) | Paid AVM or comp report per parcel |
| LandPricer | 79 USD a month, 39 USD billed yearly | 250 records a month on Pro | Market value, range, confidence and max offer on every CSV row |
A lean land setup is one DealMachine seat for contacts and mail, plus a land valuation tool for the price column. That keeps the mail engine you already know and stops the offers from leaning on house comps.
DealMachine pricing questions
How much does DealMachine cost per month?
DealMachine costs 99 USD per seat per month on Basic, 149 USD per seat on Pro and 599 USD per package on Scale, which includes 10 seats. Each plan includes data credits for reveals and exports: 10,000 per seat on Basic, 20,000 per seat on Pro and 100,000 per Scale package. Mail is paid separately.
How much does DealMachine charge per postcard?
A 4x6 postcard costs 0.75 USD on Basic and 0.70 USD on Pro. A 6x9 card is 0.81 or 0.80 USD, and a 6x11 card is 0.89 or 0.87 USD. Scale customers sending high volumes get a custom rate. Mail is paid from a prepaid wallet balance, separate from data credits.
Is there an annual plan for DealMachine?
Yes. DealMachine's pricing page has a monthly and annual toggle and advertises about 17 percent off with annual billing. The page does not print the annual totals, so check the checkout screen. On Basic that works out to roughly 82 USD per seat per month if the discount applies evenly.
Do DealMachine credits roll over?
No. Data credits reset at the start of each billing period and unused credits do not carry over. Credits you buy separately stay until used. Re-opening a record you already unlocked in the same cycle does not cost another credit.
Is DealMachine worth it for land investing?
DealMachine is worth it for finding and contacting land owners, because owner data, mail and a dialer sit in one app. It is not a land valuation tool; its comps are built around nearby home sales. Most land investors pair it with a tool that prices vacant land before the offers go out.
What is the cheapest way to price a DealMachine land list?
Export the list as CSV with APN, county and state and price every row in one pass with a bulk land valuation tool. On LandPricer Pro that is 5,000 rows a month for 99 USD billed yearly, about 2 cents a parcel, with a confidence label telling you which offers to trust.
