The full subscription bundles the data platform, market analytics updated weekly, AI comping with three years of comp history, due diligence overlays, more than 100 data filters, a realtor database and a listing photo editor. There is no month to month option. The shortest commitment is one quarter.
What Land Insights really costs per year
The subscription is only part of the bill. What you mail drives the rest. Here is our arithmetic on the published prices for three common campaign sizes, assuming every exported record is also skip traced at the standard rate.

Unlimited data only pays off above 90,000 records a year, because 4,500 USD divided by 5 cents is 90,000. Most solo investors mailing a few thousand letters a month land between 5,600 and 7,000 USD a year all in. On the quarterly plan add 1,000 USD to each row of the first two columns.
Postage is still the biggest line. At 0.60 to 1.00 USD a letter, 36,000 letters cost 21,600 to 36,000 USD to mail, roughly four to six times the software. That is why the price per offer matters more than the subscription: one badly priced list wastes more than the tool costs.
Land Insights Lite pricing and who it fits
Lite has no monthly fee. You pay 10 cents for each owner record you export and 6 cents for each skip trace, and new accounts get bonus credits when they sign up and export quickly. It includes the AI data platform, more than 100 map layers and the scrubbing filters.
Lite leaves out the parts that set a price: comping tools, MLS data, market research, saved markets and the realtor database. That makes it a list building tool. A Lite user still needs a way to value each parcel before an offer goes out, which is where a dedicated land comps tool or bulk land pricing comes in.
A rough break-even: at 10 cents a record, 1,000 records a month on Lite cost 1,200 USD a year. On the annual plan with a la carte data the same volume costs 5,600 USD, but includes comping. On data alone Lite stays cheaper until about 100,000 records a year, because the 5 cent saving per record has to cover the 5,000 USD subscription. What the full plan buys is comping and market research, not cheaper data.
Is Land Insights worth the price?
Land Insights is worth it for a full time land investor who mails every month, wants list building, scrubbing, comping and market research in one login, and can commit 5,000 USD up front. The scrubbing alone, flood zone, wetlands, landlocked and slope filters at no extra charge, removes a lot of manual work before each campaign.
It is a harder sell for three groups. A new investor testing one county pays for a full year before the first deal closes. A team that already buys owner data elsewhere pays twice for the list. And a lender or broker who needs a defensible value on a single parcel has no use for a mailing platform at all.
For those buyers the question is usually narrower: what is this parcel worth and what should I offer. Land Insights is also not the same company as LandInsight by LandTech, a site sourcing tool for developers with its own separate pricing. If a search result shows plans in GBP or per seat for planning data, it is the other product.
A lower cost stack many land investors use
Plenty of investors split the job. One tool builds and scrubs the list, a second prices it, and the offers go out by mail or phone. A typical setup looks like this:
- Pull and scrub the county list in Land Insights Lite, Land Portal or your data vendor of choice
- Upload the CSV to LandPricer and get market value, range, confidence and a max offer on every row
- Mail the High and Medium confidence rows, and open the Low confidence rows to read the comps first
- Skip trace only the parcels you would actually buy, then work the skip-traced numbers by phone if you call sellers as well as mail them
