Pro caps you at 2 concurrent logins, 100 followed parcels, 10 focus areas, 5 datasets and 5 projects, and it leaves out USPS vacancy and building count fields. Team lifts those caps and adds the premium fields. If you keep hitting Pro limits, Team is the plan Regrid points you to.

Regrid API pricing for developers

Regrid sells its parcel API and tileserver on self-serve monthly plans and on enterprise contracts. Per Regrid's changelog, a self-serve plan includes 2,000 parcel records and 200,000 map tiles each month. Past that, each extra parcel record costs 0.10 USD on the Standard schema or 0.15 USD on Premium, and each extra tile costs 0.001 USD. The base monthly fee for each self-serve tier sits behind a login, so we do not quote it here.

The overage math is what matters for a product team. Here is what extra records alone cost on top of the base fee:

At 20,000 lookups a month the overage alone runs 21,600 to 32,400 USD a year, which is the point where a negotiated enterprise contract usually beats self-serve. The API returns parcel geometry and attributes such as owner, acreage, land use and assessed value. It does not return a market value or comparable land sales.

Regrid parcel data downloads and bulk licenses

For county files, Regrid's Data Store launch in 2020 listed CSV data at 100 USD per county for Standard fields and 200 USD for Premium fields, which add vacancy and building counts. Shapefiles with parcel geometry were 200 USD per county for Standard and 400 USD for Premium. Regrid now also sells additional CSV and shapefile downloads with per record pricing inside the app, so check the live price before you order.

State and nationwide data are sold as bulk licenses with regular updates, priced by quote. Several third-party summaries cite annual figures in the tens of thousands of dollars, but Regrid does not publish them, so budget only after a sales call. If you only need a few counties, county files or the Pro plan's 5,000 monthly rows are far cheaper.

For most land investors Regrid is one of the cheapest line items in the stack. The cost that hurts is not the parcel data. It is the offer you send with a bad price on it, because Regrid shows the county's assessed figures, not what vacant land actually sells for.

Is Regrid worth the price?

Yes, for parcel lines and ownership. At 100 USD a year, Pro is hard to beat for drawing boundaries, checking owners and exporting a few thousand rows a month, and the API is a solid parcel layer for a product. Teams that need USPS vacancy flags have to pay for Team or Premium.

What Regrid does not do is price the land. The assessed value on a parcel card is a tax number, and in rural counties that have not reassessed in years it can sit far below market. To set an offer, a list price or a collateral value, you need recorded land sales near the parcel, adjusted for size, access, flood zone and utilities. Regrid shows the county's assessed values and sale data where the county publishes them. It does not estimate market value or list comparable sales. For a market value with comps and a confidence range, run the APN through LandPricer, which values land from adjusted recorded sales nearby.
