Land ID alternative and Land ID alternatives for land investors

LandPricer is a Land ID alternative for land investors and lenders who need a defensible price, not only a better map. Land ID (formerly MapRight) maps and presents land. LandPricer values the parcel from adjusted recorded land sales and returns a market value, a confidence range and a max offer, for one APN or a whole mailing list.

Keep Land ID for maps and listings, use LandPricer for the price

Keep Land ID if you sell land. Branded maps, property tours, soil reports, 2 foot contours and embeddable maps for a listing page are what it does best, and land brokers lean on it for exactly that.

Switch, or add LandPricer, when your job is buying. An investor mailing 3,000 blind offers needs a value and an offer on every row, a way to see which values are weak, and the comps behind each one. LandPricer finds recorded vacant land sales near the parcel, adjusts each for size, time, road access, flood zone, wetlands and utilities, shows every adjustment, and labels the result High, Medium or Low confidence. Then it works the max offer back from your exit: flip, wholesale, seller financing, build or hold.

Why land investors look for an alternative to Land ID

  • 01

Comps reports start on the Pro plan, and you still pick and weigh the comps yourself before you have a number

  • 02

There is no confidence label, so a value built on two old sales looks the same as one built on twelve fresh ones

  • 03

No max offer: the price you would pay for a flip, a seller financed note or a hold still lives in a spreadsheet

  • 04

A county mailing list cannot be valued row by row, which is the core job of a blind offer campaign

  • 05

Most of the plan price pays for branded maps, tours and print layouts an investor rarely sends

LandPricer puts the value, the comps, the risk flags and the offer on one parcel record, and runs the same logic across a whole list.

How to go from a Land ID map to a priced offer

  1. 1

    1. Copy the APN

Open the parcel in Land ID and copy the APN, or the address if it has one. A dropped pin or a drawn polygon works too.

  2. 2

    2. Price the parcel

Paste the APN into LandPricer with the state and county. In about 30 seconds you get market value, the range, price per acre, confidence and the comps used.

  3. 3

    3. Check the risk flags

Read road distance, flood zone, wetlands, slope, soil and utilities. Any of them can move a land value more than acreage does.

  4. 4

    4. Set the offer

Pick your exit in the Deal Calculator and send the max offer, or upload the county list to bulk land pricing and price every row at once.

05

Pricing a full list instead of building one comps report at a time

A comps report is the right tool when a broker sets a list price for one property. A buyer working a county is in a different spot. If you mail 3,000 letters across two rural counties, you need a value on all 3,000 rows before printing, and you need to know which of them to trust.

Export the list from your data source as CSV with APN, county and state. Upload it to LandPricer and each row comes back with market value, range, confidence, price per acre, LandPricer Score and a max offer. Mail the High and Medium rows, and open the Low rows to read the comps first. On Pro that is 5,000 rows a month for 99 USD per month billed yearly, about 20 USD per 1,000 priced parcels, which is small next to 0.60 to 1.00 USD of postage per letter. See how investors set the number in blind offer pricing software.

What a year costs, Land ID Pro vs LandPricer

On published prices, one Land ID Pro seat with 3 maps or tours is 33.33 USD a month billed yearly, about 400 USD a year, and Pro Unlimited is 66.67 USD a month billed yearly, about 800 USD a year. Monthly billing runs 49.99 and 79.99 USD.

LandPricer Investor is 39 USD a month billed yearly, 468 USD a year, for single parcel valuations with comps, confidence and the Deal Calculator. Pro is 99 USD a month billed yearly, 1,188 USD a year, and adds 5,000 bulk rows a month. A broker who mostly presents listings gets more from Land ID. An investor who prices lists and sends offers gets more from LandPricer, and one overpriced deal costs more than either subscription. Full plan details are on the LandPricer pricing page.

Land ID alternative questions

What is the best alternative to Land ID?

For land investors who need a price, the best alternative to Land ID is a tool that values land from land sales automatically. LandPricer returns a market value from adjusted comps, a confidence range and a max offer for one APN or a whole CSV list. For mapping alone, LandGlide, Regrid and onX cover parcel lines and owners.

How much does Land ID cost?

Land ID starts at 7 USD per user per month billed yearly. Premium is 12 USD per user per month billed yearly, Pro with 3 maps or tours is 33.33 USD, and Pro Unlimited is 66.67 USD. Monthly billing costs more, from 15 USD up to 79.99 USD per user. Every plan has a free trial, and enterprise pricing is on request.

Does Land ID have comps?

Yes, on the Pro and Pro Unlimited plans. Land ID builds comparable sales reports from recently sold properties near the parcel and lets you present them on a map. It does not label how reliable the resulting value is or turn it into an offer. LandPricer adds a High, Medium or Low confidence label and a max offer by exit strategy.

Is Land ID the same as MapRight?

Yes. Land ID is the current name of MapRight, a land mapping platform used by land brokers, appraisers and buyers. The product kept its mapping, property tour and print features under the new name and added parcel data, AI search and comparable sales reports on higher plans.

Can I value a whole mailing list in Land ID?

No. Land ID can build mailing lists on Premium for an extra fee, but it does not value each row. To price a list, upload the CSV to LandPricer bulk land pricing and every parcel comes back with market value, confidence, price per acre and a max offer, 5,000 rows a month on Pro.

Is LandPricer cheaper than Land ID?

For one seat, no: Land ID starts at 7 USD a month billed yearly and LandPricer at 39 USD. Against Land ID Pro, which is where comps reports start, the gap is small: about 400 USD a year for Land ID Pro and 468 USD a year for LandPricer Investor, which adds confidence and a max offer.
