Keep AcreValue for soils and crop history, use LandPricer for the price
AcreValue is a farmland map built for agriculture. It shows parcel lines, owners, soil productivity indices such as CSR2 and NCCPI, crop history and a database of farmland sales that goes back to 2014. Farmers, ag appraisers and farm managers use it to read a field.
The catch is coverage and cost. AcreValue's own estimated value covers 17 states and only fields with tillable acres, and its sales comp database is sold one state at a time on the 149 USD a month Commercial plan with a 12 month commitment. Wooded acreage, pasture with no crop history, desert lots and infill parcels get no estimate at all.
LandPricer prices any vacant or agricultural parcel in the US. It finds recorded land sales near the parcel, adjusts each one for size, time, access, flood zone, wetlands, slope and utilities, shows every adjustment and labels the value High, Medium or Low confidence. One plan covers every county you buy in.

Where AcreValue wins: crop and soil depth, the farmland sales history in its covered states and a free tier for a few snapshots a month. Where LandPricer wins: a value on any parcel type in all states, itemized comps with a confidence label, offer math and pricing a whole mailing list in one upload.
Why land buyers look for sites like AcreValue
-
01
The estimate is blank for timber, pasture, recreational acreage and lots without tillable ground
-
02
Comps are sold per state, so an investor buying in five states pays for five Commercial subscriptions
-
03
The 12 month commitment applies even to the 15 USD Enthusiast plan
-
04
There is no offer calculator, so the number still goes into a spreadsheet before a mailer prints
-
05
Accuracy drops on lower quality ground: in a 2016 test reported by DTN, an appraiser found estimates on 35 cropland farms ranged from 12 percent below to 56 percent above appraised values
LandPricer was built for the buyer who needs a number to act on today, on any parcel, with the evidence attached.
How to price a farm or rural parcel in LandPricer
-
1
1. Enter the parcel
Type the APN, the address or drop a pin. Rural parcels without a street address work by APN and county.
-
2
2. Read the comps
LandPricer pulls recorded vacant and agricultural land sales within 5 miles, widening to 30 miles when sales are thin, and shows how each was adjusted.
-
3
3. Check the confidence
High confidence values can go straight into an offer. Low confidence values, common in non-disclosure states, carry a wider range and tell you why.
-
4
4. Set the offer
The Deal Calculator turns the value into a max offer for a cash flip, seller financing or a wholesale assignment, and exports a PDF report.
Farm and ranch collateral values for lenders and brokers
An ag loan officer reviewing a 160 acre operating farm and a broker taking a listing on 40 acres of pasture need the same thing: a value they can explain, with the sales behind it. AcreValue gives a strong read on crop ground in its covered states. Pasture, timber and mixed use tracts are where most reviewers fall back to hand comps.
LandPricer documents how each value was reached, comp by comp, so a credit file or a listing presentation shows the method and not only a number. See how lenders use it for land collateral valuation and how brokers use it to win land listings. Investors pricing acreage before a mail campaign can start with land comps for one parcel or bulk land pricing for a county list.
What a year costs, AcreValue vs LandPricer
AcreValue Commercial is 149 USD a month for one subscribed state on a 12 month commitment, which is 1,788 USD a year per state. An investor active in three states would pay about 5,364 USD a year for comps access before any other tool. Our AcreValue Pro pricing breakdown walks through each plan and what it includes.
LandPricer Investor is 39 USD a month billed yearly, 468 USD a year, for 100 valuations with 15 comps each in any state. Pro is 99 USD a month billed yearly, 1,188 USD a year, with 1,000 valuations, 5,000 bulk rows and owner data. Monthly billing costs twice the yearly rate and can be canceled anytime. Full details are on the pricing page.

AcreValue alternative questions
What are sites like AcreValue?
Sites like AcreValue fall into two groups. Farmland research tools such as FarmlandFinder and Land Owl cover sales, parcels and soils. Land valuation tools such as LandPricer price any parcel from adjusted comps with a confidence range and an offer. Map apps such as LandGlide and Regrid show parcel lines and owners but no market value.
Is AcreValue accurate?
AcreValue's estimate is a reasonable first read on average and better cropland, and AcreValue itself says it is not an appraisal. It only values tillable acres, so it misses improvements, timber and pasture. A 2016 DTN test on 35 cropland farms found differences from 12 percent below to 56 percent above appraised values.
How much does AcreValue cost?
AcreValue has a free Basic account with 3 Property Snapshots a month. Enthusiast is 15 USD a month and Commercial is 149 USD a month per subscribed state, both on a 12 month commitment. Commercial adds the sales comp database and unlimited snapshots. Enterprise, with nationwide access and several users, is quoted by sales.
Does AcreValue cover every state?
No. AcreValue maps parcels in the lower 48 states, but its estimated value is available in 17 states and only on fields with some tillable land. Its comp database on the Commercial plan is unlocked one subscribed state at a time, and nationwide access needs the Enterprise plan.
Acres vs AcreValue, which is better for land investors?
Acres and AcreValue are different companies. Acres focuses on land sales and ownership maps with a Pro plan for professionals, while AcreValue focuses on farmland soils, crops and ag sales. Neither gives an offer price. Land investors usually pair a map tool with a valuation tool such as LandPricer for comps and offers.
Can I value pasture or timber land in LandPricer?
Yes. LandPricer prices vacant and agricultural parcels of any use, including pasture, timber, recreational and desert land. It searches recorded land sales of similar parcels nearby, adjusts them for size, access, flood, wetlands and slope, and shows a confidence label so you know how much to trust the value.
