LandVision pricing and LandVision cost per year for land teams

LightBox does not publish LandVision prices; every account is quoted by sales. Software directories such as Software Advice and GetApp list a starting price of 8,400 USD a year with a free trial, which works out to about 700 USD a month before extra seats, data layers or training. LandVision is sold as an annual subscription, so plan around the renewal date.

What changes a LandVision quote

LandVision, now marketed by LightBox as LightBox Vision, bundles a lot of data on one map: parcel boundaries, building footprints, ownership and portfolios, debt and transaction history, zoning overlays, demographics and traffic counts. LightBox advertises more than 300 data attributes per property and also delivers data through APIs, Snowflake and bulk files. That breadth is why the price is a quote. Expect these to move it:

  • Number of named users on the account
  • Which counties, states or the whole country you license
  • Data layers such as debt, demographics and traffic counts
  • Exports and prospect lists pulled into other tools
  • Data delivery by API or bulk file instead of the web app
  • Onboarding, training and professional services

A three person brokerage working one metro and a national developer with an analyst team will not see the same number, even if both start from the same listing price.

What LandVision costs per seat and per site

Here is our arithmetic on the listed starting price. We assume the 8,400 USD tier covers one user, which is how most directories present it; your quote may differ.

Team Yearly at 8,400 USD per seat Per month Per site if you screen 40 sites a month
Solo broker, 1 seat 8,400 USD 700 USD 17.50 USD
Small brokerage, 3 seats 25,200 USD 2,100 USD 52.50 USD
Development team, 5 seats 42,000 USD 3,500 USD 87.50 USD

Multi seat accounts usually get a discount, so the bigger rows are a ceiling. The point is different. Even at the bottom row, the subscription buys you the site and the owner, and the land value still has to be built by hand from sales or ordered as an appraisal at a few thousand dollars per site.

Is LandVision worth the price for land?

LandVision is worth it if your work is prospecting. A broker who calls owners of every industrial parcel over two acres in a county, or a developer who needs zoning, traffic counts and demographics on one screen, gets a lot from it, and the depth of ownership and debt data is hard to match.

It is weaker value if what you need is a price. LightBox describes the product as site selection and prospecting, not a valuation model. You see past transactions on a parcel, but picking comparable land sales, adjusting them for size, access and flood zone, and deciding the number is still your job.

That step is what we built LandPricer for. Enter an APN and you get a market value from adjusted land comps, a 20th to 80th percentile range, a High, Medium or Low confidence label, and a residual land value from your project numbers. Upload a list of sites to bulk land pricing and every row comes back priced. If you are weighing a full switch, our LandVision alternative page compares the two side by side.

LandVision pricing vs other land data tools

Tool Entry price Best at Land value on a site
LandVision (LightBox) Quoted, directories list 8,400 USD a year Commercial site search, ownership, debt, zoning, demographics Not part of the product
DataTree Quoted, third-party summaries cite about 97 USD a month Deeds, liens and ownership records Paid AVM or comp report per parcel
Regrid Pro 10 USD a month or 100 USD a year Parcel boundaries and parcel data API No
Land ID From 7 USD per user a month billed yearly Land maps and listing presentations Comps reports on Pro tiers
LandPricer 39 USD a month billed yearly, 79 USD monthly Land value, comps, confidence, residual value, list pricing Yes, on every APN and every CSV row

Commercial brokers and developers often keep one map platform for prospecting and add a separate tool for the value. If you end up paying for several data subscriptions, it helps to track every data subscription and its renewal date in one place, so an auto renewal never lands on a tool the team stopped using.

A cheaper stack for pricing commercial land

For a broker or developer whose main question is "what is this site worth", a lean setup looks like this. Use a low cost parcel map for boundaries and owners. Price each site in LandPricer, which shows the comps and every adjustment, and run the residual math for your project. Order a full appraisal only on the sites you put under contract.

On LandPricer, Pro is 99 USD a month billed yearly (1,188 USD a year) with 1,000 valuations and 5,000 bulk rows a month. Acquisition is 249 USD a month billed yearly (2,988 USD a year) with 10 seats, a team CRM and investment memos branded with your logo. Scale is 749 USD a month billed yearly (8,988 USD a year) with the API and 25 seats. Every plan can be bought monthly and canceled anytime. LandVision pricing questions

How much does LandVision cost per year?

LightBox does not publish LandVision prices. Software Advice and GetApp list a starting price of 8,400 USD a year, about 700 USD a month. The final quote depends on users, licensed geography, data layers, exports and training, so ask LightBox for a written quote that states the renewal terms.

How much does LandVision cost per month?

LandVision is sold as an annual subscription, not month to month. At the listed starting price of 8,400 USD a year, the cost is about 700 USD a month for one user. Larger teams and extra data layers raise the total, and multi seat discounts are negotiated with LightBox sales.

Does LandVision have a free trial?

Software directories such as Capterra and GetApp list a free trial for LandVision, and LightBox offers a demo through its product page. There is no free version for ongoing use. Ask the rep how long the trial runs and which data layers it includes.

Who owns LandVision?

LandVision is owned by LightBox, a commercial real estate data and software company based in Irvine, California. LightBox now markets the platform as LightBox Vision and sells its parcel, ownership and zoning data through the web app, APIs, Snowflake and bulk delivery.

Is there a cheaper alternative to LandVision?

Yes, if the job is pricing land rather than prospecting. LandPricer values a site from adjusted land comps with a confidence range and residual value, from 39 USD a month billed yearly. For parcel boundaries alone, Regrid Pro costs 10 USD a month. Neither replaces LandVision's demographics and traffic counts.

Does LandVision include comps or a valuation?

LandVision shows ownership and transaction history on each parcel, but LightBox positions it for site selection and prospecting, not valuation. You still choose and adjust the comparable sales yourself. A land valuation tool such as LandPricer does that step and shows each comp and adjustment.
