Land AVM and automated valuation model for vacant land loans

A land AVM is an automated valuation model trained on land sales instead of home sales. LandPricer values vacant, rural and agricultural US parcels from recorded land comps and returns the estimate, a low to high range, a High, Medium or Low confidence label, the method used and every comp with its adjustments, so a credit file shows why the number is what it is.

Why a home AVM returns nothing useful on a land loan

Most AVMs a lender already licenses are home price models. They learn from living area, bedrooms, bathrooms and nearby house sales, and many vendors exclude vacant lots, farm ground and special use parcels from coverage or return them with no value at all. When they do return a number on a 40 acre parcel, it is often the assessor's land value carried forward, which is a tax figure and can sit far from the market.

A land AVM has to start from land transactions. LandPricer finds recorded vacant and agricultural sales near the subject, adjusts each sale for acreage, sale date, road access, flood zone, wetlands share, slope and utilities, and weights them by similarity. The result is a value with a 20th to 80th percentile range. When there are few sales, the model says so: the method field shows local comps, neighboring county comps, an assessment implied figure or a USDA benchmark, and the confidence label drops to match.

Land AVM compared with the other ways lenders value land

Each option has a place in a credit process. The table shows what each one gives you on a vacant or agricultural parcel, based on public vendor pages and our own product at the time of writing.

Option Built on Value for vacant land Comps in the output Range or confidence Turnaround Typical cost
LandPricer land AVM Recorded land and farm sales, adjusted Yes, any US vacant or ag parcel Yes, with each adjustment and source Range plus High, Medium or Low with the reason Seconds per parcel, bulk files in minutes Acquisition 249 USD a month billed yearly, Scale 749 USD with API
Residential AVM Home sales and home attributes Often excluded or blank Home comps Confidence score on homes Seconds Licensed through sales
Assessor land value Mass appraisal for tax Yes, but a tax figure No No Free, updated on the county cycle Free
Broker price opinion A local agent's judgment Yes Usually 3 comps No formal measure Days Often 75 to 200 USD per parcel
Appraisal Licensed appraiser, full analysis Yes Yes, with narrative Reconciled value Weeks for rural land Often several hundred to a few thousand USD

Where the others win: an appraisal is still required where regulation, investor guidelines or your credit policy call for one, and a residential AVM is the right tool for houses. A land AVM fills the space between, for screening, pre approval, evaluations support and watching a book of land loans between appraisals. LandPricer is not an appraisal and does not replace one.

What the land AVM returns on every parcel

Field What it holds
Estimate Market value in USD and price per acre
Range Low and high, the weighted 20th to 80th percentile of adjusted comps
Confidence High, Medium or Low, plus the reason in plain words
Method Local comps, neighboring county comps, assessment implied or USDA benchmark
Comps Sale date, price, acres, distance, similarity score and each adjustment
Risk flags Flood zone, wetlands share, slope, road access, utilities
Audit trail Who ran the value and when, in the account audit log on Scale and Enterprise

The same output comes back in the web app, in a PDF report for the credit file, in a CSV or XLSX export from a bulk run and as JSON from the land value API.

How to test a land AVM before you rely on it

Federal AVM quality control standards took effect on October 1, 2025. They ask mortgage originators and secondary market issuers that use AVMs in credit decisions to maintain controls for five things: a high level of confidence in the estimates, protection against data manipulation, avoiding conflicts of interest, random sample testing and reviews, and compliance with nondiscrimination laws. The rule targets mortgages secured by a consumer's principal dwelling, so most vacant land, lot and farm loans fall outside it, but many credit teams apply the same five controls to every model they use. Ask your compliance team how your institution reads it.

A practical test of any land AVM takes about a week:

  • 01

Pull 50 to 100 land sales or appraisals from your own closed files, spread over the counties you lend in.

  • 02

Run them through the model without telling it the sale price, then compare the estimate with the known value.

  • 03

Look at the share of parcels inside the model's range, the median error, and how both change by confidence label. A useful model is tight on High and honest about Low.

  • 04

Check coverage: how many parcels came back with no value or with a fallback method, and in which counties.

  • 05

Read ten comp sets by hand. If the comps are the sales your appraisers would have picked, the model is learning the right market.

LandPricer's range, confidence label, method field and comp list are built to make this test easy, because each number can be traced to the sales behind it.

05

Where lenders and funds use a land AVM

  • Pre screening land and lot loan applications, so a request priced far above the comps gets flagged before an appraisal is ordered.
  • Supporting evaluations on smaller land loans where your policy allows an evaluation instead of an appraisal, with the comps attached as evidence.
  • Revaluing a whole book of land loans or a land fund each quarter from a CSV, with the bulk land pricing job, sorted by confidence and loan to value.
  • Monitoring collateral between appraisals: new nearby sales, owner changes and published zoning changes arrive in a weekly digest, see land collateral valuation for lenders and funds.
  • Pricing pools of seller financed land notes before a purchase, where each note's collateral needs a value in hours, not weeks.
  • Feeding values into a loan origination system or data warehouse through the API, with every call logged.

How to put the land AVM into a credit workflow

  1. 1

    1. Validate on your own files

Run a sample of closed land loans through the form at the top of this page or a bulk upload, and compare the estimates with the appraised values you already have.

  2. 2

    2. Set your rules by confidence

Decide what happens on each label. A common policy: High confidence supports a screening decision, Medium goes to an analyst who reads the comps, Low goes straight to an appraisal or a site visit.

  3. 3

    3. Run the book in bulk

Upload a loan tape or holdings list with APN, county and state. Every row comes back with value, range, confidence, method and risk flags as CSV or XLSX.

  4. 4

    4. Watch it between appraisals

Put the portfolio into monitoring and review the parcels that changed. Pull values into your own systems through the API on Scale and Enterprise.

07

What the land AVM does in thin markets and non-disclosure states

Rural counties can go months without a comparable land sale, and in non-disclosure states such as Texas, Utah and New Mexico sale prices are not always recorded. A model that hides this is dangerous in a credit file. LandPricer widens the search to neighboring counties first, then falls back to an assessment implied value or a USDA county benchmark, writes the method used into the output and lowers the confidence label. Your policy can route those parcels to a person automatically. The details are in our post on land comps in non-disclosure states.

Land AVM plans for credit and portfolio teams

Plan Price billed yearly Single valuations a month Bulk rows a month Monitored parcels API
Acquisition 249 USD a month 3,000 10,000 5,000 No
Scale 749 USD a month 10,000 100,000 50,000 100,000 calls a month
Enterprise 2,499 USD a month 30,000 300,000 150,000 300,000 calls a month, 99.9 percent SLA, SSO

Monthly billing is double the yearly rate. A community bank with a few hundred land loans usually starts on Acquisition; a lender or fund that wants values inside its own systems needs Scale. All plans are on the pricing page, and each is bought online with invoices for finance teams.

Land AVM questions

Is there an AVM for land?

Yes. LandPricer is an automated valuation model built for vacant, rural and agricultural US parcels. It values land from recorded land sales, adjusted for size, date, access, flood, wetlands and slope, and returns a range, a confidence label and the comps. Most residential AVMs exclude vacant land or return the assessor's figure.

How accurate is an AVM for vacant land?

Accuracy depends on how many recorded land sales sit near the parcel. Where vacant land trades often, the range is narrow and the label is usually High. In rural counties and non-disclosure states the range widens and the label drops. Test any land AVM on 50 to 100 of your own closed files before relying on it.

Can a lender use an AVM instead of an appraisal for a land loan?

Only where regulation, investor guidelines and your credit policy allow it. Many institutions use an evaluation rather than an appraisal on smaller loans, and AVM output with comps can support that evaluation. LandPricer is not an appraisal and does not replace one where an appraisal is required.

Does the AVM quality control rule apply to land loans?

The federal AVM quality control standards that took effect on October 1, 2025 cover AVMs used for mortgages secured by a consumer's principal dwelling. Most vacant land and farm loans fall outside that scope, but many lenders apply the same five controls to every valuation model. Confirm your reading with your compliance team.

Why do residential AVMs fail on vacant land?

They are trained on houses. Their inputs are living area, rooms and house sales, so a parcel with no structure gives them nothing to work with. Land value depends on acreage, access, flood zone, wetlands and utilities, which a land AVM measures directly from land sales.

How much does a land AVM cost?

LandPricer starts at 249 USD a month billed yearly on Acquisition for 3,000 valuations and 10,000 bulk rows, or 749 USD a month on Scale with API access and 100,000 calls. That puts one valued parcel well under a dollar, against several hundred dollars or more for a rural land appraisal.
