Land appraisal review software for vacant land loans
Land appraisal review software gives a reviewer a second, independent value on a vacant or agricultural parcel so an appraisal can be checked against the market before a loan closes. LandPricer returns its own estimate from recorded land sales, a low to high range, a High, Medium or Low confidence label and every comp with its adjustments, so a reviewer can see in minutes whether the appraised number is inside the market or needs a question back to the appraiser.
Run a parcel from a file you already hold an appraisal for. 3 valuations without an account.
Why most appraisal review tools stop at the house
Appraisal review platforms are built around residential forms. They test a report against form rules, flag missing fields and compare the subject with house sales. On a 60 acre tract with no structure there is no form logic to test and no house comp to compare, so the reviewer falls back to a phone call to a local appraiser or a quick look at the assessor's page.
A land review needs a different second opinion: what did comparable vacant and farm parcels actually sell for near this one, adjusted for acreage, sale date, road access, flood zone, wetlands share, slope and utilities. LandPricer builds that from recorded sales and writes the method into the output, local comps, neighboring county comps, an assessment implied figure or a USDA benchmark, so a thin market shows up as a lower confidence label and not as a falsely precise number.
Ways a lender can check an appraisal on land
Each option has a place. The table shows what a reviewer gets on a vacant or agricultural parcel, based on public vendor pages and our own product at the time of writing.
| Option | What the reviewer gets | Built for vacant land | Comps shown | Turnaround | Typical cost |
|---|---|---|---|---|---|
| LandPricer | Independent estimate, range, confidence label, method and adjusted comps | Yes, any US vacant or ag parcel | Yes, each adjustment and source | Seconds per parcel, a whole file in minutes | Acquisition 249 USD a month billed yearly, Scale 749 USD with API |
| Residential appraisal review platforms | Rule checks on the report, residential comps | Mostly no | Home comps | Minutes to hours | Licensed through sales |
| Vacant lot valuation reports | A value on residential lots in subdivisions | Lots, less so acreage | Yes | Minutes | Per report |
| Assessor land value | Tax figure from mass appraisal | Yes, but not market | No | Free | Free |
| Second appraisal or desk review by an appraiser | Licensed opinion with narrative | Yes | Yes | Days to weeks on rural land | Often several hundred USD or more |
Where the others win: a second appraisal or a desk review by a licensed appraiser is still the answer when policy, regulation or an investor requires one, and a residential review platform is the right choice for house loans. LandPricer is not an appraisal and does not replace the appraiser. It tells you where to look harder.
What a reviewer sees for each parcel
| Field | What it holds |
|---|---|
| Estimate | Market value in USD and price per acre |
| Range | Low and high, the weighted 20th to 80th percentile of adjusted comps |
| Confidence | High, Medium or Low, plus the reason in plain words |
| Method | Local comps, neighboring county comps, assessment implied or USDA benchmark |
| Comps | Sale date, price, acres, distance, similarity score and each adjustment |
| Risk flags | Flood zone, wetlands share, slope, road access, utilities |
The same output comes as a PDF report for the loan file, a CSV or XLSX export from a bulk run and JSON from the land value API.
Where appraisal reviewers use a land value check
-
01
Testing the appraised value on a land or lot loan against the market before approval, with the comps attached to the review note.
-
02
Prioritizing a queue: appraisals that land far outside the range or on Low confidence get a closer read, the rest move on.
-
03
Sample testing a vendor or panel of appraisers on land files, comparing appraised values with the model across a quarter.
-
04
Supporting an evaluation on smaller land loans where your policy allows an evaluation instead of an appraisal, see the land AVM for lenders.
-
05
Rechecking collateral on a whole book from a loan tape with bulk land pricing.
How to add a land check to your appraisal review
-
1
1. Start with files you already know
Run 20 to 50 closed land loans through the form at the top of this page or a bulk upload and compare the estimates with the appraised values.
-
2
2. Set a tolerance by confidence
Decide what counts as a question. A common rule: inside the range on High confidence passes, outside the range goes to the reviewer, any Low confidence goes to a desk review or site visit.
-
3
3. Attach the comps
Put the PDF report with the adjusted comps into the file. The reviewer's note then shows the market evidence, not a gut feeling.
-
4
4. Run it on every new file
Use the web app for single files, upload a CSV for batches, or call the API from your loan system on Scale and Enterprise.

Land appraisal review questions
What is land appraisal review software?
It is software that helps a lender or reviewer check an appraisal before relying on it. For land, that means an independent value from recorded vacant and farm sales to compare with the appraised figure, plus the comps behind it. LandPricer does this for any US vacant or agricultural parcel and shows its confidence.
Can software review an appraisal of vacant land?
It can test the appraised value against the market, not the appraiser's whole report. A land valuation model returns its own estimate and range from comparable sales, and a reviewer decides whether the appraisal sits inside it. Differences become questions to the appraiser, not automatic rejections.
Does LandPricer replace an appraisal?
No. LandPricer is not an appraisal and does not replace one where regulation, investor guidelines or your credit policy require one. It supports screening, review and evaluations, and it tells you which files deserve a closer look.
How accurate is it in rural counties?
Accuracy depends on how many recorded land sales sit near the parcel. Where land trades often the range is narrow and the label is usually High. In thin markets and non-disclosure states the range widens and the label drops, and the method field says which fallback was used.
How much does it cost?
LandPricer starts at 249 USD a month billed yearly on Acquisition for 3,000 valuations and 10,000 bulk rows, or 749 USD a month on Scale with API access. One checked parcel costs well under a dollar, against hundreds of dollars for a second appraisal.
